Rental Standards
Minimum Qualifications:
- All persons 18 years of age or older must complete and sign an application. All applicants must meet qualifications to be accepted.
- Each applicant must submit a verifiable photocopy of a valid government-issued photo ID.
- Credit - Must have a minimum FICO score of 680. CONDITIONAL APPROVAL with FICO score between 620and 680 with additional deposit of $500.
- No prior evictions or Unlawful Detainer filings.
- Must have verifiable gross income of at least 2 times the monthly rent.
- Positive references; all references will be contacted.
- Home inspections. Management reserves the right to require a home inspection of your current residence as part of the qualifying process.
- This is a Non Smoking Community.
- Applications are accepted on a “FIRST COME, FIRST SERVE BASIS”.

Leasing Process
Thank you for your interest in the available property. Below is the leasing process which is outlined step by step. Please print this page to ensure it’s proper completion.
- Review Rental Standards ("Do I Qualify?") to ensure that you qualify before proceeding further.
- After touring the property and you would like to apply, please do so online. The application can be found on our website at www.HamiltonPropertiesBayArea.com. The application is PDF fillable. Please type your responses in the respective fields, save the application. Email the application, along with a copy of some form of government issued picture identification, and your proof of income. The email address is contact@hamiltonpropertiesbayarea.com.
- Application fee(s) of $47 per applicant can be paid in person via cashier's check or money order or electronically via RentPost*. This account will be set up for you once your complete application package is received. You will receive an email prompting you to complete the setup. Applications will only be processed once the fees have been confirmed paid.
- Someone will contact you within 24 hours regarding your application status.
- If your application is approved, a full months rent deposit will be required to reserve the property and make it unavailable to other prospective tenants. This can be paid through your RentPost account.
- You are required to have your utilities (i.e. PG&G) transferred into your name prior to taking occupancy. Links to set up your utilities can be found on our website under the Perspective Tenants drop down menu.
- All documents (payment receipts, lease, etc.) will be emailed to you so that you may electronically sign using Docusign.
- Once all of your documents have been signed and sent, please call (510) 919-0046 to arrange a time to pick up your keys and access remotes.
*Rent Post is a property management software that allows you to pay rent electronically, submit work orders, message managers and view all of the accounting associated with your account.
